Example
A $350,000 home with $70,000 down leaves a $280,000 loan. At 6.5% for 30 years, i = 0.065 ÷ 12 and n = 360, giving about $1,769.79 a month in principal and interest. Add $4,200 ÷ 12 = $350 tax and $1,500 ÷ 12 = $125 insurance for about $2,244.79 a month.
Questions
Does this include PMI?
No. Lenders usually charge private mortgage insurance when the down payment is under 20% of the price; ask your lender for that figure and add it to the HOA box as a monthly cost.
How much does a lower rate save?
Try it: change the rate by half a point and compare the total interest line. On a 30-year loan small rate changes add up to tens of thousands of dollars.
Is this a loan offer?
